Frequently asked questions

How much down payment do I need in Ontario?
A minimum of 5% on the first $500,000 of the price. Under 20% down requires CMHC insurance (added to your mortgage). The affordability calculator can map out your numbers.
What is the mortgage stress test?
Your lender must qualify you at the higher of your contract rate + 2% or 5.25%. It sets your true maximum budget — better to know it before you shop.
What are closing costs for a first-time buyer?
Commonly 1.5%–4% of the price: land transfer tax, legal fees, title insurance, inspection and appraisal. First-time buyers can get up to $4,000 back on Ontario land transfer tax.
Do I really need my own realtor as a buyer?
Yes — a dedicated buyer's agent works for you, not the seller, and it typically costs you nothing (the seller pays commission). You get honest advice and hard negotiation on your side.
