Every seller asks me some version of the same question: "How much do I have to spend to get this place ready?" The honest answer is usually "far less than you think, if you spend it in the right order." Expensive staging can help a luxury listing, but for most homes the highest-return work costs a weekend and a few hundred dollars.
Declutter until it feels almost empty
This is free, and it's the single biggest lever. Pack away half of everything — counters, closets, shelves, the extra furniture that makes rooms feel small. Buyers need to imagine their life in the space, and they can't do that around your family photos and your winter coats. A half-empty closet reads as "tons of storage." A full one reads as "not enough room."
Buyers don't buy your house. They buy the picture of their own life they can see inside it. Clear the frame.
Paint is the best money you'll spend
A couple hundred dollars of warm neutral paint over tired or bold walls transforms a home in photos and in person. It's the highest return-on-investment improvement in real estate, full stop. If you do one thing beyond cleaning, do this.
Light everything up
Dark homes feel small and sad; bright homes feel bigger and more valuable. Replace dim or mismatched bulbs with bright, consistent, warm-white ones. Clean the windows inside and out. Open every blind for showings and photos. It costs almost nothing and changes how a home feels the second someone walks in.
Fix the small stuff — buyers read it as big stuff
The sticky door, the running toilet, the cracked switch plate, the caulk peeling around the tub. None of it is expensive. All of it whispers "this home wasn't cared for," and that whisper follows a buyer into their offer price. A few hours with a screwdriver and a tube of caulk protects thousands.
Then, the free finishing touches
Fresh towels, a made bed, a bowl of lemons, cut flowers, a clean-smelling home (skip the heavy air fresheners — clean smells like nothing). Little things, but they photograph well and they make people linger, and people who linger make offers.
